If you live in an area where it snows, owning a parking lot could be the next best thing for your bank account. Many people will not go out to shovel their car out or take extra time to dig it out and may even pay someone else to do it. If all of these people park in your parking lot, you could make a little extra money off of it. This means that there is a high demand for parking lots and owning one can be profitable if done correctly.
Choosing the right location:
People will not just purchase any old parking lot. You need to find an area where people already come to purchase something from you. One of the best places is in front of your business. If people have a place to park, they will be more likely to come into your business and buy whatever it is that you sell. If a park and ride are offered in your area, make sure that the location is close enough to where people would be willing to walk.
A great location for a parking lot is where there are some apartments and/or businesses. If this is the case, you should definitely purchase the land because these people will constantly be in need of a place to park their cars. Be aware that if it snows outside, people will still use your parking lot even if they do not live close by.
Price of the Parking Lot:
The price you pay for a parking lot will greatly depend on how much you are willing to spend. Keep in mind that any land that is vacant will have different prices depending on where it is located. If this is your first time purchasing land, I recommend keeping an eye on it until some sort of development occurs. If you have funds to invest, purchase it yourself and then sell it once the area becomes developed.
If this is not an option for you, you can try purchasing land that is currently being developed. If you are planning on making a profit off of your parking lot immediately, I do not recommend purchasing land that is still under. You are able to purchase the parking lot for a decent price, this would be the smartest choice.
If you would like, you can take a look at the parking lots for sale in your area and see if there is one that would be a good fit for you. There are many parking lots for sale, so it should not be difficult to find one that is not too far from your business or house.
